What in your opinion adds the most value to a property?
Making sure your property is regularly maintained is extremely important. With Fiji being in a tropical climate, it often takes more work to keep properties in their best possible condition. We advise our clients to make all necessary repairs (especially if they are “health & safety” related) BEFORE we list the property For Rent or For Sale.
A clean and well-maintained property shows much better, and gives added confidence to the buyer/tenant, and will often lead to higher sale/rental rates for the property owner
What in your opinion adds the most value to a property?
Be clear on your timing, budget and requirements.
It is very helpful for the buyer/investor to understand what they qualify for before we start searching for properties. We want to be respectful of our clients’ time and best manage our resources, by narrowing down what properties we have available on the market and off the market, so we can find the right one for our clients that “ticks all the boxes”.
Do a thorough inspection of the property!
(Ask your real estate agent/salesperson about the seller/property owner’s motivation for selling, the property history and current property condition.)
Have repairs been completed by licensed contractors and tradespeople? Were quality parts/materials used for these repairs?
Is the property insured and/or does the property have engineering/cyclone certification?
Have there been any leaks in the roof or swimming pool?
Any electrical or plumbing issues?
Be realistic in your expectations.
