All of these fabulous and professionally managed resort-villa investment properties allow you to visit Fiji with family and friends, and also have an income-producing property when you are not here.
RESORT-VILLA OWNER ENTITLEMENTS: YOU ARE ALLOWED:
- up to 28 days of personal use at the Ramada (Wailoaloa)
- up to 28 days of personal use at the Sheraton (Denarau)
- up to 70 days of personal use at the Hilton (Denarau)
- up to 90 days of personal use at The Radisson Blu (Denarau)
- up to 84 days personal use at the Terraces Apartments (Denarau)*
*There are some units at the Terraces that are offered For Sale “out of the rental pool”, allowing owners year round use, but only 15 of the 45 apartments are “out of the pool” and they get grabbed up rather quickly when they come for sale.
When requesting a booking for your villa, as an owner, each resort prefers significant advance notice in writing, especially if you wish to book your villa during “high” season, so they can accommodate your request.

Under each villa listing on our website, one or more of the property photos willshow you a SITEMAP WITH THE VILLA NUMBER AND ITS LOCATION WITHIN THE RESORT.
As an Owner, when you are NOT using your resort villa, it will be professionally managed and placed into the “rental pool” for use by hotel guests, with rental revenue proceeds split between you and the resort’s professional management company looking after the property, net of expenses and fees.
Cleaning costs, maintenance costs, capital improvements, etc. are all part of the management agreement you will have as a resort villa Owner. Average and historical annual returns will vary based on factors such as: seasonality, entitlement usage, villa location, occupancy rates, and other local economic factors that can be discussed in more detail if/when you are ready to move forward with an offer to purchase a villa.
Please note that many of our resort-villa Seller (Vendor) clients choose to only release their personal financials once a Buyer has been qualified and/or we have received a written offer with a condition like “subject to receipt and approval of historical financial statements”.
